2. Search for the right home

3. Make an offer

   Once you find a home you love, we set a fair offer price based on comparable sales, decide on conditions such as inspection and financing, and negotiate the price and terms with the seller.

4. Inspection and appraisal

   After your offer is accepted, a professional home inspection uncovers hidden issues, and an appraisal confirms the value meets or exceeds the price, which most lenders require.

5. Close the sale

   You sign the mortgage, title and transfer documents, pay the down payment and closing costs, and get the keys to your new home.
