Q: What is the average luxury home price in Bayview Hill?

A: Bayview Hill is one of Richmond Hill’s premier communities, and pricing reflects that. Entry-level luxury in this neighbourhood typically starts in the low $2 million range, with fully custom or extensively renovated homes regularly trading in the $3 million to $5 million range and above. Q: How much down payment is required for a $5 million home in Ontario?

A: For homes priced above $1 million, CMHC mortgage insurance is not available, so lenders require a minimum 20% down payment. On a $5 million purchase that means at least $1 million down. In practice, many lenders prefer a larger equity position on ultra-luxury properties and may require 25% to 35% depending on the borrower profile and lender. You will also want to budget for land transfer taxes, legal fees, and other closing costs on top of the down payment.
